With the provisos given I support this site as it has least negative impact of the other Llanrhos sites in your plan.
No developments at Llanrhos before you ensure we all have access to mobile phone signals.
If you really ARE going to « develop » Llanrhos, then this area is least likely to impact on the whole area, being most hidden from current view.
You would have to prove that there will be sufficient increase in doctors and dentists for an area already without.
You will have to prove that there really will be need of out of town commercial premises as shown in plan, more than simply « seek » which reads more like « hope ». No expensive white elephants please, and absolutely only buildings in sympathy with surroundings.
You will have to indicate ( and commit to) how many trees you will plant both as sound barriers, antipollutants and as screening for St Annes Gardens.
You will have to prove that access traffic can be safely managed and will not add to the delays already experienced at the St Annes Gardens junction.

Objection to the scale and repercussions of the proposed development plan
Ideally, this area should not form part of the planned development scheme, due to the impact on the wildlife, and the historical site which it abuts, the size of the development will put too much of a strain on the surrounding area, including, roads, medical and other services, the amount of recreational areas planned will not be able to be sustained combined with concerns regarding anti social behaviour.
This area abuts the Vadre Historical area and is part of the green belt and has significant importance re nature (including badgers which reside in that area) and birds. There is already significant flooding in the whole area including Maes Y Castell fro, due to water flowing off the Vardre, these developments will surely worsen the flooding problem. According to the plans, this portion of the development will include housing and large scale recreation facilities....any development on this field will severely impact on residents already in situ, with concerns of anti social behaviour, general noise, plus loud noise from the skate park, in this quiet mostly retired area. There are already severe social problems around recreation areas in Llandudno due to drugs etc., and the police are unable to prevent these problems due to lack of resources. Clearly new areas will be unsupervised and unpoliced, and problems will ensue, especially with open spaces of the Vardre just behind this area. Also the roads around this development of 250 dwellings and a school area would not be adequate enough, and the strain would be to much on public amenities.

I support all the community objections to this ludicrous proposal. Among many other things, it will close a wildlife corridor between Pentywyn Road and Bryn Lupus Road. Green Wedge is there for a reason.
