Re:Site7. Why has it been included? It exists as an important wildlife corridor between two Sites of Special Scientific Interest: Creuddyn 112m distant and the Little Orme 227m away. As such it has significant ecological value to the networks of habitats that these areas support. It is currently part of the agreed green area plan. There may also be drainage issues, both foul & run off, due to the to the steep slopes on either side that create a significant depression. Increased traffic pressure at the brow of the hill would present further problems.

No houses to be built

I object due to the increase in road traffic on that road, making it dangerous for cars joining the main road up penrhyn hill

No housing development to be granted as other sites are more suitable.

I object to Site Register - 7 Land adjacent to Eryl Arran, Bryn y Bia Road, Craigside. The increase housing will be undesirable to the area as it will increase traffic , create more traffic problems along the bend and up/down Bryn-Y-Bia Road. The existing landscape and beauty of the area will be affected and give rise to changes to environmental factors.

Similarly, excavation work could have a serious adverse impact upon the stability of existing surrounding dwellings. The existing single-track road next to the site limits wildlife disturbances.

Site 7: Land adjacent to Eryl Arran. I object to this site being included in the RLDP. Any development would have a detrimental effect on the current open space, surroundings, residents, wildlife and protected trees. The land is part of Conwy's Green Wedge and is to safeguard against further urban encroachment. Any houses built would need to be in keeping with the surrounding area and I feel this would not meet the housing crisis / needs as the area is classed as affluent. There is little visibility at the brow of the hill and increase traffic would impact highway safety.

Remove site 7: land adjacent to Eryl Arran from the replacement local development plan (RLDP)

The proposal represents an un-neighbourly form of development that would have an adverse impact on the amenity of surrounding properties by reason of an overbearing effect. It would result in an unacceptable loss of privacy, adversely affecting the amenities enjoyed by the occupiers of the adjacent dwellings. The proposals could lead to vehicles overhanging the highway verge/road to the detriment of other road users who have little visibility at the brow of the hill. Increased parking would put more of a burden on highway safety and create highway safety issues from people trying to squeeze their cars into inadequate spaces.

Not to approve the building proposal.

I object to the proposal of site 7 of having 15 detached houses on a 0.6 acre land. This is not within keeping of the Bryn-y-Bia area and would bring an overwhelming amount of congestion, noise and disturbances to the local home owners in the area. There would also be a significant highway safety risk to children, the elderly and local wildlife, as the top of the road is a blind spot on both sides of the road.

This beautiful piece of green land should always remain as it is. Building any development should not be considered.

I have recently learned about this upsetting news. This has caused a huge negative impact on many locals after hearing and reading about it initially via social media. It has very much left a distasteful taste in our mouths.

Furthermore, windows in the proposed development will overlook existing neighbouring dwellings, meaning existing private areas will be overlooked and result in an invasion of privacy. Protocol 1, Article 1 and 8 of the Human Rights Act provides for the right to peaceful enjoyment of the home and other land, including the substantive right to respect private and family life. In the case of Britton vs SOS, the courts concluded the protection of the countryside falls within the interest of Article 8 and includes the home and surroundings. The proposed development would have a dominating impact on neighbouring dwellers and the right to quiet enjoyment.

Remove site 7 from RLDP. It is currently part of the agreed green wedge/area plan therefore for this reason and for the reasons described in the representation section there should be no development on this site.

Propose affordable homes are built for local people at more suitable and larger sites over the size of 10 hectares, as indicated in the RLDP and associated documents.

The proposed development is inappropriate as it would mean the destruction of the wildlife sanctuary; have a detrimental overbearing effect on residents and surroundings; create road safety hazards in terms of parking, manoeuvring and visibility issues; would result in an unacceptable amount of noise nuisance, disturbance and bad odour - both from the increased population and impact on the poor drainage and sewerage systems; and result in an invasion of privacy as private areas will be overlooked. Overall the amount of intrusion, disturbance and nuisance would be unacceptable for the limited development potential of the site.

No development and wildlife sanctuary to remain how it is

On behalf of my entire family, I would like to object on this proposal. My whole family has grown up in Llandudno and we strongly feel that the disturbance, noise and pollution would increase considerably. This will have an high impact on the sewage and drainage. Increase of traffic would cause a safety issue as there is poor visibility at the brow of the hill for road users and walkers. We as a family and dog often take walks along this area and it would be a real shame to see any development on the piece of greenery

Strike this application from the LDP and do not permit development in this area.

According to the LDP plan http://spp.conwy.gov.uk/upload/public/attachments/589/Map_3_Creuddyn.pdf this site lies within a Site of Special Scientific Interest and should be excluded on this basis alone. The area also forms part of a very well established green wedge that provides a vital corridor for wildlife moving between the Little Orme and Mynydd Pant and onwards to Nant-y-Gamar. To build on this land would immediately halve the available corridor width.

Construction (by the councils own pro rata estimate) of up to 20 properties at this location would place significant additional burdens on both foul water and runoff drainage together with significant danger due to traffic joining Bryn y Bia road close to the brow of the hill. There would very likely be knock-on effects as this area provides significant soak-away capacity protecting adjacent and lower properties. Flooding of this site and lower properties would become a very real problem.

The upper Bryn y Bia valley is enclosed by steep slopes on both sides. The noise concomitant with numerous additional dwellings on this site would be overbearing for local residents and other users of this road.

As part of the national cycle route scheme, the dangers and detriments presented to the public apply equally, if not more so, to the numerous cyclists who avail themselves of National Cycle Route 5 which currently proceeds relatively unimpeded from the brow of Bryn y Bia Road down to the promenade. Surely a significant asset!

For the visitor to Llandudno chosing the Bryn y Bia route into town, upon cresting the hill the eye is drawn to the bay in the distance. Not only would a new housing estate within the confines of this constricted valley be detrimental to that view, but that distraction and delight could cause additional danger to traffic and pedestrians.

Do not allocate this site in the RLDP.
