Any houses built would need to be in keeping with the surrounding area and I feel this would not meet the housing crisis / needs as the area is classed as affluent. There is little visibility at the brow of the hill and increase traffic would impact highway safety.

This is not within keeping of the Bryn-y-Bia area and would bring an overwhelming amount of congestion, noise and disturbances to the local home owners in the area. There would also be a significant highway safety risk to children, the elderly and local wildlife, as the top of the road is a blind spot on both sides of the road.

I have recently learned about this upsetting news. This has caused a huge negative impact on many locals after hearing and reading about it initially via social media. It has very much left a distasteful taste in our mouths.

Furthermore, windows in the proposed development will overlook existing neighbouring dwellings, meaning existing private areas will be overlooked and result in an invasion of privacy. Protocol 1, Article 1 and 8 of the Human Rights Act provides for the right to peaceful enjoyment of the home and other land, including the substantive right to respect private and family life. In the case of Britton vs SOS, the courts concluded the protection of the countryside falls within the interest of Article 8 and includes the home and surroundings. The proposed development would have a dominating impact on neighbouring dwellers and the right to quiet enjoyment.

We as a family and dog often take walks along this area and it would be a real shame to see any development on the piece of greenery

Construction at site 7 within the SSI/Green Wedge would be hugely detrimental to wildlife and the environment, could cause significant flooding and drainage issues for the site and surrounding area, would present numerous additional dangers for road users and impact negatively the well-being of existing residents. It would also severely degrade what is currently a very picturesque approach into Llandudno.

According to the LDP plan http://spp.conwy.gov.uk/upload/public/attachments/589/Map_3_Creuddyn.pdf this site lies within a Site of Special Scientific Interest and should be excluded on this basis alone. The area also forms part of a very well established green wedge that provides a vital corridor for wildlife moving between the Little Orme and Mynydd Pant and onwards to Nant-y-Gamar. To build on this land would immediately halve the available corridor width.

Construction (by the councils own pro rata estimate) of up to 20 properties at this location would place significant additional burdens on both foul water and runoff drainage together with significant danger due to traffic joining Bryn y Bia road close to the brow of the hill. There would very likely be knock-on effects as this area provides significant soak-away capacity protecting adjacent and lower properties. Flooding of this site and lower properties would become a very real problem.

The upper Bryn y Bia valley is enclosed by steep slopes on both sides. The noise concomitant with numerous additional dwellings on this site would be overbearing for local residents and other users of this road.

As part of the national cycle route scheme, the dangers and detriments presented to the public apply equally, if not more so, to the numerous cyclists who avail themselves of National Cycle Route 5 which currently proceeds relatively unimpeded from the brow of Bryn y Bia Road down to the promenade. Surely a significant asset!

For the visitor to Llandudno chosing the Bryn y Bia route into town, upon cresting the hill the eye is drawn to the bay in the distance. Not only would a new housing estate within the confines of this constricted valley be detrimental to that view, but that distraction and delight could cause additional danger to traffic and pedestrians.
