The site is currently a POS and is the only one in the village. The loss of the POS would be detrimental to the facilities available in the village as there would be no other provision in its place. The land is potentially required for works in relation to the removal of the Penmaenmawr roundabout and therefore does not provide certainty of deliverability for housing.
