Will increase the population by 12-13%
The present road system is already congested.
The local GP practice already has difficulty attracting additional doctors.
The school in Old Colwyn are already under resourced.
The addition of so many new homes foes far beyond local housing needs.
Have the number of vacant properties been taken into consider and also a scheme to bring into domestic use empty premises.
The scale of this plan will bring about an adverse change to the character of Old Colwyn and be detrimental.

Noted - The concerns are recognised and will be addressed through various measures put in place during the planning process, for example following the recommendations of Transport Assessments as agreed with the Council's Highways officers, the provision of monies from developers towards schools where this is needed and land for a satellite surgery subject to the Healthboard's needs. The Health Board have been consulted. Any drainage issues will need to be resolved to the satisfaction of NRW and CCBC's Environment officers. Comments from the Biodiversity and Countryside officer will be taken into account at the development brief/pre-planning application stage, but we will work on the principles of retaining as many natural features of the site as possible, e.g. Trees, hedgerows etc.
