There is not capacity in Doctor's surgery. Following the closure of Penmaenmawr surgery, the service is already overstretched. Pen surgery closed due to candidates not coming forward to apply for vacant positions for GP practice. Additional people migrating to Llanfairfechan would mean an even lower GP to patient ratio. The policy does not meet the need for affordable houses for locals more than the 20% is needed the other 80% will be too expensive to buy since their income levels are too low to secure the mortgage needed. Other land in the town should be considered.

There is not capacity in Doctor's surgery. Following the closure of Penmaenmawr surgery, the service is already overstretched. Pen surgery closed due to candidates not coming forward to apply for vacant positions for GP practice. Additional people migrating to Llanfairfechan would mean an even lower GP to patient ratio. The policy does not meet the need for affordable houses for locals more than the 20% is needed the other 80% will be too expensive to buy since their income levels are too low to secure the mortgage needed. Our response:

Not accepted: we have been working with the local health board, who have identified a capacity concern with the GP Surgery, but they believe it can be overcome through an extension. Land for this will be allocated through the RLDP if necessary. It is up to the Health Board in discussion and consultation with local GPs to determine the format of provision and resolve any staffing issues.
The 20% affordable housing is based on financial viability.
Impact on the Welsh language is assessed as part of the RLDP process and mitigation will be sought where necessary.
Stage 4 of the RLDP process (Pre-Deposit Participation) did take place and was open to consultation between 14 December 2018 and 25 January 2019.
